How HST works on this week's picks
Four of this week's five picks are resale homes, so there is no HST on the purchase and the list price is the price. One pick, the pre-construction Blair Valley townhome, is a new build, and that is where the HST rebate comes in.
New-build prices already include the $24,000 Ontario HST New Housing Rebate. The federal government has also proposed a First-Time Home Buyer HST Rebate that would refund the full 13% HST on qualifying new builds under $1 million (which includes that $24k Ontario portion). On Blair Valley that is roughly $56k in additional savings if it passes. The proposed rebate has not yet been passed into law, so eligibility and effective date are subject to change.
