How HST rebates work on new builds

The existing $24,000 Ontario HST New Housing Rebate (provincial portion, capped at $24k for homes above $400k) is already deducted from the MLS list price by the builder. You don't claim it separately — it's baked in.

The proposed 13% HST Rebate would refund the FULL 13% HST on qualifying new builds under $1 million for eligible buyers — that figure includes the $24k Ontario portion plus the remaining federal portion.

The "Additional" amount above is the extra savings beyond what's already in your price — calculated as list price − (list + $24,000) ÷ 1.13. The rebate has not yet been passed into law. Final eligibility and effective date are subject to change.
